A pre-war ranch in Reservoir East, opened up to its backyard with a timber-clad rear addition. Cypress, glass, and patience. Two seasons of work, one happy family of four.

01 · The Studio

A husband and wife. Twelve years of remodels.

"We don't build for catalogs. We build for the family that's going to live there for the next thirty years."

Cypress & Co. is a design-build remodel studio that William and Anna Latham started out of their garage in Madison in 2014. Twelve years and a hundred-some projects later, the studio is still just the two of them and a four-person crew that's been with them since the second year. We work on a handful of homes a year, by appointment, in and around the Jackson metro.

What we make: kitchens that get used hard. Bathrooms that feel like a hotel but flush like a Mississippi house should. Additions that look like the original framer added them. Whole-home renovations that take their time. The work is slower than most. That is on purpose.

We are honest about timelines, generous with sketches, and not the cheapest quote you will get. Read the journal, scroll the projects, see if it feels like a fit. The conversation always starts the same way, with a phone call and a coffee.

The Quarry Road Kitchen, opened to the back porch.

A 1980s galley kitchen, opened up with a structural beam, a quartz-marble island the family now eats every meal at, and shaker cabinetry painted the color of the magnolias outside the window. Took eleven weeks. Worth twenty.

A primary bath made of soft white quiet.

Tile underfoot kept warm by hydronic. A freestanding tub set perpendicular to a north-facing window. Two clients, two careers, one bath they finally lock the door on. The taps came from a small foundry in Tennessee.

The Pinebrook Great Room, cedar & brass.

Living room with wood feature wall

A north-facing great room that never quite warmed up. We brought in a vertical cedar feature wall, a low brass-accent media console, and reset the ceiling height with a tray detail. The room now reads like a porch you live in year-round.

Young family, first home, fourteen years in. We pulled out the wall between the kitchen and living, added cased openings to keep the bones of the bungalow, and refinished the original hickory floors. The same house, finally.

How a Cypress project actually unfolds.

The CoffeeA real conversation, no clipboard.

We come to your home for a free first visit. Forty-five minutes. We look at the rooms, ask about your family, and listen for the parts of your home you stopped trying to fix. No tape measure, no quote, no sales pitch. If we're a fit, we keep talking.

02.

The SketchA real plan, on real paper.

For projects we take on, we begin with a paid feasibility study. Hand-drawn floor plans, three material directions, a realistic budget range. You can stop there and use it however you want, or keep going with us.

03.

The BuildA small crew, a long view.

The same four people on your home from day one to day done. Anna runs interior schedule and selections, William runs site and structure. We text you photos every Friday. You always know where things stand.

04.

The Punch ListA real warranty, written down.

Final walkthrough is the formal end. We circle anything you flag, fix it within ten business days, and send you the warranty paperwork. Two-year on workmanship. We get called back to old projects more than we'd like to admit, and we always come.

Two letters we hold onto.

April 2026 · Reservoir East

"We interviewed four contractors before we found Cypress. Anna sat at our kitchen table for an hour and a half on the first visit and didn't open her laptop once. She just asked questions. That's when we knew."

"They started in February and finished the week of Easter. Eleven weeks like they said. Two surprises in the wall that they handled without asking us to write a check we hadn't planned for. The crew brought their lunch and ate on our front porch. We miss them."

"I want to be honest about price. Cypress was not the cheapest bid. They were the second highest of three. But of the three, they were the only ones who told us what the cheapest bid was hiding."

"The bath is exactly what we asked for and a few things we didn't know to ask for. The floor is warm. The fan is silent. The door closes the way a good car door closes. I tell every friend who is even thinking about remodeling to call them first."
